I am writing to let you know that if you let Mary and Tricia sell your house, you will be in the most caring, gentle, experienced hands you could possibly hope for. They guided me step by step through the giant, wild-eyed, white-knuckled stress of selling both my mother's and my own house, more or less simultaneously, and then finding a new home big enough for both households, where we could watch over my mom. Mom had Alzheimer's, and she was a real challenge for them to work with, but they were so loving and patient. They have been doing this work for as long as I have known them (30 years?), and they are masters of strategy. They suggested selling the first house of our two houses with a condition that we would not vacate for a month after closing, which gave us profit from the sale for the new down payment, plus 30 days to find a great new house. I sort of told them my goals and problems, and they knew the solutions right away. And they always made me feel like an extra special priority customer. I cannot recommend them highly enough.

They informed us on local conditions like flood plains, past history or areas, and current issues when relevant. That is the value of experienced, long-time Realtors. On one home we considered they even went to neighbors backing on the property to inquire about property lines. They have walked through weeds, crawled up in attics, and geiger-countered survey lines for us. We could not have asked for better help buying OR selling a house.

Just wanted to take moment to send you a quick note of thanks for all your help with selling and buying homes over the years. Daniel and I appreciate the time and personal attention you have always given us, even when we were so young and looking for our first house over a decade ago. When it was time to move on from that first home, you sold the house in about a week and helped us find something that wasn't even in Travis County! Talk about service! You sold that house in about 5 days and then helped us find house #3 which was in far south Austin. When it finally came time to sell that house, we were a little worried it would be a long, difficult process to bring in potential buyers -- there was some construction underway on the main access roads to the house, we had two kids under age 4 (so we weren't sure how the house would show or how inconvenient it would be to their schedules), and the housing market was in relatively bad shape. But lo and behold, you came through! You gave us great suggestions for how to best show the house, you took amazing pictures that showed off the house and made buyers forget the road work, and you made great use of your marketing skills. The result was an offer in 4 days!!
The best part of all of this has been that you both have been attentive and available at every stage of buying and selling. Even with the last house we sold, I remember the buyers were requesting a repair to a hot tub that we had never even used (!) and it took dozens of calls to repairmen and lots of headaches on your part to have it taken care of. We never once felt we were on our own; we never felt that once you had secured an offer you were diverting your attention to other clients; best of all, we knew that even though the homes we were buying or selling were not high-dollar contracts, we were getting 100% of your attention and consideration.
So, thank you both for everything you've done to help us find homes, regardless of how temporary or permanent we thought they would be. We hope to stay in our current home for a long while this time, but we'll definitely try to send business your way via word of mouth!
